Scotland’s Best B&Bs is a member-led marketing organisation showcasing some of the finest small accommodation providers across Scotland since 1996. Our members are passionate hosts offering guests an exceptional, authentic Scottish experience. Membership is selective and geographically spread, with preference given to properties in areas that complement our existing member base or fill positions of retiring members.    
We are inviting new members for our 30th anniversary year in 2026.

Benefits of Membership:

Annual membership is currently £225, giving you access to a well-established brand, commission-free direct bookings and an active community of like-minded hosts.

• Your own property page on a professionally run website, linked to the Freetobook booking system and your own site — enabling commission-free direct bookings
• Social media promotion via Facebook (over 14,500 followers) and Instagram (over 1,100 followers) with regular features and seasonal campaigns.
• Other collective marketing activity, including competitions and group promotions
• A members-only Facebook support group and WhatsApp group - a warm, knowledgeable community to share advice and support
• A members’ newsletter with updates, tips and an annual social media calendar

Within a year of opening my home to guests, I joined SBB&Bs I've learned to make my own marmalade, inspired to keep hens and gained tips for photography that I've used on my website. There's a wealth of knowledge just a message or a call away. When I hear a 'wow' from a guest, it's often from a tiny element that I've gleaned from another member. They keep me abreast too of the fire regulations, licensing, and food allergy laws. We're not rivals, more a caring, sharing team that never need to feel alone.

Our members represent some of the highest-quality B&B experiences in Scotland, and consistency is central to what makes the collection special. We want to make the application process as straightforward as possible for properties that are a great fit.

How to Apply - Next Steps

Applications are reviewed by the Scotland's Best B&Bs committee. Annual membership is currently £225, with the organisation run by a small committee of volunteer members who make budget decisions and recommendations at an AGM held each winter.    
To apply, please get in touch with the following:

• A brief description of your property and location
• Your website address and links to your social media profiles
• Your current guest review scores and the platforms you are listed on
• Details of any quality ratings, accreditations or awards, if applicable

We will then be in touch for further discussions, and the final stage is to arrange a WhatsApp video call, during which we will ask you to show a couple of our members around your property virtually - as though you were welcoming guests. Alternatively, you are welcome to pre-record a show-round and have a chat with our membership secretary.

A word from our membership secretary...

The direct bookings I receive through the Scotland’s Best B&Bs website mean I estimate I’m paying the equivalent of around 5.4% commission — far less than any third-party booking platform — and I’m more than happy with that return on a modest annual subscription of £225. I really appreciate the consistent exposure of my property on social media too.
